ImpactX Markets, a Digital Finance CRC initiative, and Impact Ag Australia have completed a pilot project demonstrating that regenerative agriculture can deliver measurable ecological improvements alongside competitive financial performance.
The project evaluated five agricultural assets spanning grazing, mixed farming and cropping. It identified improvements in key natural capital indicators including soil carbon, nutrient cycling and landscape function, alongside their relationship to financial performance.
Financial Benefits of Regenerative Practices
Pilot Results
The assets showed a range of financial benefits associated with regenerative practices, including improved investment premiums, reduced financing costs, product price premiums, and forecast natural capital income.
- Investment premiums of 9% and 22% respectively on purchased assets, based on assessment of existing natural capital and uplift potential
- Up to 1.25% reduction in financing costs through green loan terms
- A range of 2–8% price premiums on agricultural products
- Positive gross margin trends and declining cost of production in livestock operations
- Forecast natural capital income of $660–$4,000 per hectare over the project lifetime
- Rising pasture productivity through improved grazing management and stable stocking rates
Addressing the Impact Measurement Challenge
As investor interest in natural capital and impact investing grows, many investors still struggle to evaluate impact outcomes consistently when making investment decisions. Impact claims are often presented without comparable measurement frameworks or independent verification, making it difficult to assess their credibility.
This challenge is particularly acute in complex domains such as regenerative agriculture, where ecological outcomes can vary widely across landscapes, farming systems and management practices.
ImpactX Markets is piloting a framework that directly links investor capital to real-world impact outcomes. By making the pathway between investment and impact explicit, investors can clearly understand how their capital translates into measurable environmental and social change.
We wanted to test whether impact could be measured consistently across very different regenerative agriculture assets. By embedding our theory of change approach across five diverse operations, we were able to produce comparable, transparent metrics. It was encouraging to see the results show that ecological improvement and financial performance can reinforce each other. We’re excited to continue validating this model through further pilots across multiple sectors.

The pilot forms part of a broader series of ImpactX Markets projects applying the same measurement approach across several high-impact private market sectors, including natural capital, social impact, climate and clean energy. The approach is designed to make the relationship between invested capital and real-world outcomes explicit, enabling investors to direct capital toward solutions that support a healthier economy, society and natural environment.
